The problem

The drawings never match the unit.

Fit-out and renovation work starts from drawings that are years out of date, or missing entirely. Walls moved, services were rerouted, a previous tenant added a mezzanine nobody recorded. The mismatch surfaces on site, as variations, at the worst possible moment.

A scan replaces the assumption with a measurement. We capture the space as it stands today and draft from that, so the design starts from reality rather than from the last set of drawings anyone happened to keep.

One visit records the whole space. From that single dataset we produce the drawing set the design team needs, and the point cloud stays available for questions that come up later in the project, without a second site visit to re-measure.

Can you scan an occupied or furnished space?
Yes. Furniture and occupants are normal conditions, not obstacles. Handheld capture works around them, though heavily cluttered areas may leave gaps behind large objects, which we flag rather than quietly interpolate.
How long until we have drawings?
Capture for a typical unit takes a few hours. Registration, processing and drafting usually put the finished drawings about a week behind the site visit, depending on the level of detail agreed and the size of the space.
What if we only need dimensions, not a full drawing set?
That is a smaller scope and priced as one. Some clients take the processed point cloud and measure from it themselves; others want the drawn set. We scope whichever you actually need.
Do you cover reinstatement condition records?
Yes. A scan at handover and another at end of lease gives both parties a dated, measurable record of the space, which is usually a faster conversation than photographs and recollection.
